Party room in Newport/Exchange Place

Are there are good party rooms in Newport/Exchange place neighborhood for a 1st birthday celebration. Our building had one , but is currently under renovation. Any recommendations or ideas will be very helpful.

Hi Julie,  I'm looking for a venue to host a first birthday party as well.   Were you able to find a location...could you share potential venue ideas?   Thank you for your help!
